NEWLYN HOUSING SUB-COMMITTEE

The Newlyn Fish Industry Forum set up a housing sub-committee with a remit to devise and implement an affordable housing strategy for Newlyn.. The Forum recognises that the lack of affordable houses (both to rent and to buy) is a huge issue for Newlyn. The massive rise in house prices over the last ten years has made local properties unaffordable for first time buyers and there has not been any significant building of social housing to rent in Newlyn since the Gwavas estate was built. This has resulted in most young people having to leave Newlyn in order to find somewhere to live. One of the great benefits of the proposed regeneration programme is that it should be possible to develop a significant number of residences in and around the centre of Newlyn.

The housing sub committee has been working with officers from Penwith District Council on a proposed Strategy for the development of affordable housing and this should be adopted by the whole forum at its next meeting. Once the strategy is adopted the local needs housing survey will be completed and a detailed survey of potential development sites will be undertaken. Once we have this information we will then consult with the public regarding all proposed housing developments..

The members of the Housing sub committee are Kevin Brownridge (Chair), Rev Julyan Drew (Trinity Church), Favell Briggs (Newlyn Fish Industry Forum), Councillor John Payne, Jenny Beamish (Gwavas Residents Association), Geoff Lane (local resident) The committee is supported in its work by David Clough from Penwith District Council.

NEWS UPDATES

Community Development Trust
The Newlyn Association is undergoing a process of change and development in order to be able to best respond to the enormous possibilities of significant community benefit which the Newlyn Regeneration project offers. As part of this process the Association is about to start work with Steve Angove from the Cornwall Rural Community Council to investigating setting up a Community Development Trust. Becoming a Community Development Trust will allow the Newlyn Association to acquire and develop property on behalf of the community and allow for any profits made to be ploughed back into the community.

Community Sport/Recreation Centre
The Association has started negotiations with Penwith District Council, Cornwall County Council and SWEB to acquire a plot of land on The Coombe which can be developed as a small self-financing community sport/recreation centre. This centre would complement the development of a community centre at Trinity Church which cannot offer outside facilities. Initial meetings have been very positive and we hope to undertake a modest feasibility study in the near future.

Social Housing
The association continues to be very active on the Housing sub-committee of the Newlyn Fish Industry Forum. The forum has recently adopted a target of developing sixty six affordable homes to be built in Newlyn. We have recently had a walk-about in Newlyn identifying possible sites which could provide housing. Penwith District Council are currently analysing the potential to develop each of the key sites and we hope to be able to draw up a strategy by the autumn for developing some of these sites

The AGM is a chance to find out more about the work of the Newlyn Association and how you can get involved if you have any spare time. We will be booking a high profile guest speaker to address the meeting and details of this will appear in the local press nearer the date.

New Committee Members
The Association is entering a very busy time and we are looking for new committee members who have the time and energy to contribute to our work.
